Sporting the Green Label

In the past decade, we have seen more Singaporean developers committing efforts to creating a sustainably built environment. There is a paradigm shift on green labelling among companies and consumers, from a “good-to-have” to a “must-have”. Green labelling becomes more critical to consumers as they are more aware of the challenges of climate change. The green labelling guides consumers in their purchases because they want to play an active role in protecting the environment.

Over the years, property buyers have an increased affinity to residential homes with green labels. Studies have shown that homebuyers are willing to pay a premium for green homes, as highlighted in our previous article. According to PropertyGuru’s Consumer Sentiment Survey H12020, about 58% of Singaporeans surveyed say they are willing to pay a premium for an environmentally sustainable home. Using data from 2000 to 2010 in Singapore, researchers have found that the premium for green buildings at the resale stage is about 10% in Singapore.. The findings also showed that solar panels (73%), smart cooling features (68%) and water recycling system (36%) are the top three sustainability features that Singaporeans want. Meanwhile, the study found that middle- and high-income Singaporeans have greater interest in rainwater harvesting.

Buyers rely on the Green Mark Certification and energy efficiency standards of buildings to identify green buildings. But as the Green Mark Certification is the minimum standard for most buildings, buyers are likely to seek out properties that go beyond the standards needed in the future. This includes relying more on the green branding and the developer’s consistent commitment to sustainability to guide their purchases.

GuocoLand has a ell-defined strategy in managing and engaging its contractors and suppliers in its supply chain to deliver developments that meet environmental and health and safety standards. At each stage of development, they ensure the energy consumption of buildings is kept to a minimum. For instance, they appointed contractors that are ISO 14001-certified, which is an environmental management system that enables contractors to control the impact of their activities in the environment

In the development of 18T in Chongqing, China, GuocoLand adopted smart construction solutions and technology, including environment monitoring measures and programmes to monitor air pollution and noise levels.

In managing the properties, the developer also seeks to reduce energy consumption and ensure compliance with all relevant environmental laws and regulations. Not only do they monitor the environmental performance of each property and use energy-saving equipment, employees also undergo training on energy conservation.

Additionally, they play an essential role in helping their business partners to evolve and contribute to a sustainable building environment. They encourage business partners in the construction sector to adopt environmentally friendly construction processes and sustainable sourcing of materials. Besides helping the firms in their supply chain to go green, they also engage tenants to adopt energy conservation practices.

Sustainability is in GuocoLand’s DNA. For instance, the total energy consumption of their corporate office in Singapore in FY 2020 was 148,500 kWh compared to 168,757 kWh in the prior reporting period. In FY 2020, even though they had targeted to reduce their electrical energy consumption by 1%, they bettered their target set and achieved a 4.7% reduction instead.

Sporting the Green Label

Through their holistic strategy, GuocoLand has become a bearer of the gold standard in sustainable developments in Singapore. In 2020, GuocoLand clinched the biggest haul of 11 awards, including Best Developer, Best Condo Development (Singapore) and Real Estate Personality of the Year, at the 10th Asia Property Awards (Singapore) 2020 organised by PropertyGuru. They also won Special Recognition in sustainable design. Its track record in sustainable development is further bolstered by its securing of a S$730 million green loan for the development of new residual cum commercial development at Tan Quee Lan Street. The green loan secured is the largest in the real estate industry for a development project to date. The proceeds of the loan will go towards financing the project, including efforts in sustainable development, water and energy conservation and adoption of immersive urban greenery and landscaping.

With its commitment to sustainability at every level, not only has GuocoLand been able to distinguish itself from others as a luxury brand but the strong branding has helped generate greater demand for GuocoLand projects as well.

Despite the challenging market situation due to COVID-19, GuocoLand reported healthy residential sales in Singapore in H2 FY 2020. It has sold 387 units (86%) from its 450-unit Martin Modern project and about 20% of the 200-unit Meyer Mansion and 219-unit Midtown Bay. The ultra-luxury Wallich Residence was also 54% sold and the development continues to register sales, with prices remaining firm.

With the heightened awareness of the environment, the demand for sustainable developments is expected to grow as more consumers will want to associate themselves with a leading green brand.
