Live, Work, Play: The demand for convenience is growing

The demand for areas catering to the concept of Live, Work and Play keeps growing. Researchers predict that 85% of a city’s population will live in urban areas by 2050. This means that most people, especially Millennials and Empty Nesters, will live in or around city centres. They want to Live, Work and Play in one place. Not just because it is the "place to be" but because of the convenience such places offer.

This shift in living preferences can be partly attributed to a demographic change that is taking place. Gen Y workers prefer diversity, connectivity and accessibility of projects located in the downtown area, whereas older generations are shown to prefer suburbs.

Talented younger workers, tech-savvy entrepreneurs and cutting-edge firms seek to be located in a Live, Work, and Play environment.

Many of the companies recruiting young workers are leasing office space in areas with residences within walking distance to amenities such as restaurants, bars, shops, and public transit. These Live, Work and Play centres generate higher worker productivity and lower employee attrition, allowing individuals to enjoy better work-life balance.

Live, Work and Play: City of the Future

Moreno, the Scientific Director of Entrepreneurship and Innovation at the Sorbonne, introduced a 15-minute city plan in 2019 that encourages the construction of integrated buildings that combine residential and commercial uses.

The “15-minute” idea is based on research in how city dwellers’ use of time could be reorganised to improve living conditions and the environment. The concept is one in which daily urban necessities are within a 15-minute reach on foot or by bike.

Work, home, shops, entertainment, education, and healthcare should be within the same time a commuter might have waited on a railway platform. The 15-minute city has garnered much attention, and cities like Paris, Shanghai and Guangzhou are planning to enable the concept.

Live, Work, and Play

During the COVID-19 outbreak, many cities have imposed stringent health protocols and lockdown measures. This has made staying close to supermarkets and other essential amenities even more important. Self-contained neighbourhoods, with services linked to public spaces, parks, cultural services and amenities, which were often overlooked in the past, grew in popularity during the pandemic.

Developments in Singapore that espouse the Live, Work and Play concept

Tanjong Pagar lacked a strong positioning when URA launched the sale of a white site at the heart of the district. After winning the land tender and developing Guoco Tower – Singapore’s tallest building – GuocoLand has successfully turned Tanjong Pagar into a new residential and business hub within the Central Business District (CBD).

Guoco Tower’s integrated retail and lifestyle components, along with its prime location and prestige factor, has attracted large multinational companies like AccorHotels, DNB Asia and K Line to set up regional headquarters at Tanjong Pagar. Technology and media companies such as SAS Institute Singapore are also among the companies that are located there. More recently, it was reported in the media that TikTok is believed to have taken up 2 levels at Guoco Tower.

The concept of Work, Live, Play has made Wallich Residence, perched on top of Guoco Tower, highly desirable among high-net-worth individuals.
